Assistant Maintenance Supervisor (Aertson Midtown)

The Assistant Maintenance Supervisor partners with the Maintenance Supervisor/Senior Maintenance Supervisor/Multi-site Maintenance Supervisor to manage the overall maintenance functions of the property. This includes repairs and maintaining all HVAC systems, mechanical, electrical equipment, plumbing fixtures, structural facilities, grounds of the property, and unit turns. The Assistant Maintenance Supervisor is a hands on, roll up your sleeves position and is required to be in the on-call rotation. Additionally, the Assistant Maintenance Supervisor manages the property and team when the Maintenance Supervisor is absent. The Assistant Maintenance Supervisor partners with the Supervisor to work toward the common goals of satisfactory cash flow, positive resident relations and optimal resident retention.

Training/Education

High School Diploma or equivalent

Valid Driver’s License and reliable private transportation

EPA Designation/Certification required, including Type I and Type II

Experience/Skills 

Minimum four year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and grounds keeping

Minimum one year assisting with budget preparation and execution

Some exposure, knowledge and skill leading and managing a team is required

Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations

Proficiency in Microsoft Office including Outlook, Word, Excel and Power Point; Yardi experience is required

Additional Requirements

Must be able to lift up to 50 lbs consistently and up to 100 lbs with the help of a lifting device

Ability to operate a two-axle motor vehicle

Ability to maintain 24-hour, on-call status

Ability to operate all necessary tools/equipment to perform the essential functions of the position

Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards

Ability to perform a variety of duties in all types of weather

• Assist in guiding and scheduling training, when necessary, of all maintenance personnel in maintenance and repair of HVAC systems, electrical, mechanical, and plumbing systems, grounds, unit turns, and equipment.
• Ability to train maintenance technicians on more complex work orders.
• Assist the Supervisor with maintenance budgeting.
• Assist with inventory control including purchasing maintenance supplies as directed.
• Ability to execute the most complex work orders.
• Police grounds as first task daily and throughout day, as needed.
• Receive service work orders, performs required work within the established time frames to ensure service is within 48 hours.
• Refurbish vacant units within five (5) working days or less.
• Complete painting, cleaning, grounds work, etc. as directed.
• Complete move-in and move-out inspections, as directed by supervisor.
• Operate various mechanical or electrical equipment or garden tools.
• Complete preventative maintenance and housekeeping inspections of apartment units.
• Manage administrative duties, such as maintaining inventory control, reports, checklists and making recommendations for purchases.
• Walk and assess the physical asset and provide solutions and recommendations.
• Able to perform the duties of the Maintenance Supervisor in his/her absence.
• Ability to manage maintenance staff as directed by Maintenance Supervisor.
• Timely reporting of any property loss on liability related incidents to the insurance company.
• Timely reporting of any work related injuries to the workers’ compensation insurance company.
• Comply with all local, state and federal regulations as well as all company policies and procedures.
• Completes all other duties as assigned by supervisor.
