Overview

The Centralized Service Manager assists the Centralized Maintenance Manager with the overall maintenance service needs of the portfolio. This includes troubleshooting, diagnosis, repairs, and maintenance of the mechanical, electrical, and plumbing systems, fixtures, and components of the portfolio. The Centralized Service Manager assists team members with the essential training and resources needed to complete tasks per company goals. The Centralized Service Manager works toward the common goals of satisfactory cash flow, positive resident relations, and optimal resident retention.

Qualifications

Training/Education

  • High School Diploma or equivalent
  • Valid Driver’s License
  • EPA 608 Designation/Certification required

Experience/Skills 

  • Minimum four (4) years demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and grounds.
  • Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations.
  • Proficiency in Microsoft Office including Outlook, Word, Excel, and PowerPoint.

Additional Requirements

  • Must be able to lift up to 50 lbs. consistently and up to 100 lbs. with the help of a lifting device.
  • Ability to operate a two-axle motor vehicle.
  • Ability to maintain 24-hour, on-call status.
  • Ability to operate all necessary tools/equipment to perform the essential functions of the position.
  • Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.
  • Ability to perform a variety of duties in all types of weather.
  • Must have an active smart phone for this position. (Hired personnel will be provided a monthly reimbursement for the needed cell phone use to perform the job.)

Responsibilities

  • Receive and delegate service work orders. Performs required work within the established time frames to ensure service is within 24 hours.
  • Assist with the refurbishment of vacant units within five (5) working days or less, when assigned.
  • Complete painting, cleaning, grounds work, etc. when assigned.
  • Complete move-in and move-out inspections, as directed by supervisor.
  • Property curb appeal focus, including grounds cleaning daily and throughout day, as needed.
  • Operate various mechanical or electrical equipment or garden tools.
  • Complete preventative maintenance and housekeeping inspections of apartment units.
  • Assist with administrative duties, such as maintaining inventory control and making recommendations for purchases.
  • Walk and assess the physical asset and provide solutions and recommendations.
  • Able to perform assigned duties of the Centralized Maintenance Manager in his/her absence.
  • Ability to manage maintenance staff as directed by Centralized Maintenance Manager.
  • Timely reporting of any property loss on liability related incidents to the insurance company.
  • Timely reporting of any work-related injuries to the workers’ compensation insurance company.
  • Comply with all local, state, and federal regulations as well as all company policies and procedures.
  • Completes all other duties as assigned by supervisor.
