Overview

The Owner's Representative serves as an extension of the Development group and investors to manage the construction processes including quality, schedule, budget, and any task that helps the success and overall profitability of a project.  This includes managing and reporting on project budget and schedule monthly, approval of change orders, assisting in the permitting and pre-construction process to ensure that the General Contractor is ready to start the project, coordinating preleasing efforts, marketing, signage, managing all owner provided items (including FFE, art, ), and overseeing any utility or municipality issues related to the project.

Qualifications

Training & Education
4-year degree (preferably in Construction Management) and relevant experience
6 years of Construction Project Management experience
Ability to work collaboratively and communicate effectively with team members and external professionals
Advanced computer skills, including MS Excel, Blue Beam, and Microsoft Project (project management tracking)
Manage multiple simultaneous projects
Must have a valid driver’s license and reliable private transport

Responsibilities

  • Review all plans to ensure Buckingham Standards and other site-specific items have been implemented into the plans
  • Complete and present a monthly development report to the executive team (dual report)
  • Work with Development Lead on transferring project budget at closing. Manage budget through construction including preparation of monthly cost reports and cash flow analysis (interest carry, etc.)
  • Visit each construction site a minimum of 1 time per month
  • Represent Buckingham as Owner in construction progress meetings to discuss the general status of the project and any outstanding issues
  • Coordinate with the Development Lead, precon and project consultants in the development of the construction documents from the initial site design to final construction drawings and specifications
  • Manages Permits process in coordination with construction
  • Draft investor reports updating investors on project status, timeline and potential issues.
  • Create a plan to take over the management of buildings and grounds
  • Complete final walk of units with Property Management and construction to generate a punch list for units, amenities, building and sitework
  • Spearheaded turnover of the clubhouse and all amenity sections. Every aspect of turnover is the responsibility of this position.  Building signs, furniture (indoor/outdoor/office), signs (monument, pool hours, bathrooms, operating hours), computers, supplies (management/maintenance), TV’s, AV, alarms, etc.
  • Review and approve change orders from the General Contractor
  • Manage and resolve RFI’s, submittals and drawing conflicts
  • Coordinate with Buckingham PM/AM/Marketing for pre-opening and pre-leasing requirements
  • Coordinate with Buckingham IT to negotiate and execute cable, phone, alarm monitoring, and trash contracts
  • All other duties as assigned
