Overview

The Vice President of Acquisitions is responsible for leading our strategic acquisitions efforts and building a robust pipeline of acquisition opportunities to include proactively sourcing, identifying, evaluating, conducting thorough due diligence, negotiating and executing real estate acquisition opportunities, on a national scale, that fit Buckingham criteria and will provide exceptional returns to our investors. Examples of opportunities could be land for development, garden multifamily, affordable, distress, mixed-use, off-market and others as determined by our business plans. The Vice President of Acquisitions is responsible for conducting in-depth financial analysis, including cash flow modeling, ROI calculations, and sensitivity analysis, to determine the financial viability and return potential of prospective acquisitions. This role is vital in expanding our real estate portfolio and driving the growth of our organization while supporting the organization’s mission, vision and values.

Qualifications

Education

  • Bachelor's degree in real estate, finance, business administration, or a related field.
  • MBA highly preferred
  • Advanced use of Microsoft Outlook, Word, Excel, Visio, PowerPoint; and Adobe Acrobat

 

Experience & Skills 

  • Minimum of 8 years of proven experience in real estate acquisitions, with a focus on multi-family properties.
  • Strong knowledge of the multi-family market, including current trends, regulations, and investment opportunities.
  • Demonstrated ability to analyze and evaluate investment opportunities, perform financial modeling, and conduct due diligence.
  • Proven track record of closing deals
  • Excellent negotiation and communication skills with the ability to build and maintain relationships with brokers, sellers, and other stakeholders.
  • Highly proficient in using financial analysis tools, real estate databases, and market research resources.

Responsibilities

Investment Strategy and Portfolio Growth:

  • Develop and execute the company's acquisitions strategy and plan in alignment with long-term business goals.
  • Identify opportunities for portfolio expansion and diversification to maximize returns and mitigate risks.
  • Identify potential growth areas and market segments to focus on, aligning with the company's overall objectives.
  • Prepare compelling proposals, presentations, and pitches tailored to the needs of prospective opportunities

 

Market Research and Opportunity Identification:

  • Conduct in-depth market research and analysis to identify potential multifamily acquisition opportunities.
  • Stay updated with real estate trends, demographics, and economic indicators to assess market viability.
  • Utilize market intelligence to identify emerging opportunities and anticipate potential challenges.

 

Deal Sourcing and Pipeline Development:

  • Build and maintain a strong network of industry contacts, brokers, owners, and developers to source potential deals.
  • Develop a robust deal pipeline and evaluate potential acquisitions based on investment criteria and company objectives.  Examples of opportunities could be land for development, garden multifamily, affordable, distress, mixed-use, off-market and others as determined by our business plans.

 

Financial Analysis and Due Diligence:

  • Perform comprehensive financial analysis and underwriting of prospective acquisitions.
  • Conduct thorough due diligence, including property inspections, market analysis, and risk assessment.
  • Present well underwritten deals to the IC for approval

 

Negotiation and Deal Structuring:

  • Lead negotiations with sellers, brokers, and other parties to secure favorable terms and pricing.
  • Structure and strategize deal terms, including purchase price, financing options, and contingencies.

 

Leadership and Collaboration:

  • Foster a culture of collaboration with other departments such as property management, asset management, legal, and finance to ensure successful acquisitions and meet goals.

 

Market Relationships and Industry Presence:

  • Represent the company at industry events, conferences, and networking opportunities.
  • Cultivate and maintain strong relationships with key stakeholders in the real estate community.
