Overview

The Regional Vice President, Property Management is responsible for providing oversight of the day-to-day activities of an assigned multifamily portfolio, including property operations, financial performance, asset management, asset preservation, people management, marketing, training, CapEx and compliance. The RVP will ensure that established financial performance targets are achieved or exceeded, assure compliance with all company policies and procedures and ensure quality delivery of services. The RVP will be responsible for managing client relations with fee managed owners and asset managers and will actively pursue new fee business for the company.

Qualifications

Training/Education

  • College degree in finance, property management, business, real estate or other applicable degree; a master’s degree a plus
  • Real Estate broker’s license a plus
  • CPM designation a plus
  • Valid Driver’s License and reliable transportation a must
  • Travel will be required

Experience/Skills

  • Successful background in hiring, coaching and developing employees.
  • Minimum of five years of progressive property management experience managing a portfolio of at approx. 3500 units in multiple markets
  • Minimum of seven years of successful supervisory experience; managing large teams and/or RPM’s a plus
  • Strong background in managing diverse types of multi-family communities including new construction, conventional, student housing, LIHTC and HUD projects
  • Strong focus on marketing, lease-ups, rehab and repositioning assets
  • High degree of experience in financials, budget planning, expense monitoring and profit and loss responsibility
  • Excellent computer skills, with emphasis on Microsoft Office; Yardi, LRO and Excel 

Responsibilities

  • Leads by Example and develops, walks, and teaches the Buckingham culture
  • Develops and implements rigorous annual budget preparation process
  • Monitors expense controls and implements initiatives
  • Increases property NOI annually as determined by budget rollups, including achieving <1% delinquency by end of each month.
  • Conducts monthly financial reviews with Regional Property Managers, and District Managers and addresses variances and concerns.
  • Establishes and implements a rigorous monthly forecasting process for each asset.
  • Reviews and approves capital improvement projects within budget parameters.
  • Conducts a minimum of three site visits per property annually, with more frequent visits to troubled assets as appropriate.
  • Oversees curb appeal and asset preservation meeting/exceeding company expectations
  • Oversees marketing initiatives and advertising/leasing plans.
  • Identifies and implements consistent ancillary income sources to increase property revenues.
  • Benchmark property performance against regional and national averages.
  • Creates and implements action plans for under-performing assets.
  • Communicates with outside owners, investors and mortgages and/or delegates as appropriate.
  • Ensures that owner reporting packages are consistent and delivered to all clients in a timely fashion
  • Ensures that all communications with owners/clients are properly documented and archived.
  • Serves as a team member and point of contact in the various processes of acquisitions and new construction, providing assistance and feedback on the marketability and management of assets.
  • Coordinates team members, including outside contractors, to complete the due diligence process on third party management opportunities and potential acquisitions.
  • Partners with others involved to create financial pro forma on new construction projects and potential acquisitions including performing acquisition underwriting review.
  • Partners with CAPEX team to coordinate with vendors to set up better pricing and contracting terms where appropriate.
  • Partners with management team on NSPIRE (REAC) preparation and execution to achieve passing scores.
  • Oversees the recruitment, selection, training, supervision and counseling of management staff in accordance with company policy and EEO guidelines.
  • Performs annual employee appraisals and administers appropriate action.
  • Establishes and oversees policies for property operations.
  • Coordinates with vendors to set up better pricing and contracting terms where appropriate.
  • Partners with Compliance and Legal to review status of liability and property damage claims. Addresses operational policies that impact risk management exposure.
  • Works directly with in-house legal counsel in managing property related litigation.
  • Partners with support groups to effectively manage the portfolio
  • Achieves established KPI’s and company goals
  • Develops, completes and distributes all reports in a timely fashion to ownership as required
  • Other duties as assigned by the Head of Property Management.
