Director of Treasury

The Director of Treasury runs enterprise cash for a vertically integrated real estate platform spanning Development, Construction, Property Management, and Investment Management and is accountable for implementing and managing the rebuilt function. The current function is spread across various people and departments.  This position will be the point person for all cash activity in the platform.

This is a hands-on ownership role, not a supervisory position that will work cross functionality and is responsible for reporting, forecasting, and managing platform wide cash.  

Required

• Bachelor's degree in Accounting, Finance, or related field. CPA a plus. 
• 3-5 years of progressive accounting or treasury experience
• Advanced Excel; working proficiency in Power Query
• Track record of replacing a manual process with an automated one
• Active, practical use of AI and automation tools in professional work, with the judgment to know where AI output requires verification and where a control belongs
• High personal throughput with strong controls discipline

Preferred

• Real estate, property management, or fund accounting background
• Yardi Voyager experience
• Power BI or SQL exposure
• Experience deploying AI or intelligent automation in an accounting or treasury setting
• CPA

Enterprise Cash Position

• Own the enterprise-wide cash position across all corporate, property, and ownership entities — daily visibility, periodic reporting, and executive-level cash reporting to the CFO and CEO.
• Maintain the three-tier reporting framework: Property Dashboard, Opco liquidity, and investment management.
• Manage property level reserves, lender and bank, including HUD, restrictions.
• Manage reconciliation reported cash between Yardi and bank sources; research and clear variances, escalating reconciling items to the CFO.
• Serve as the authoritative source on “how much cash do we have and where is it” for the enterprise.
• Manage and reconcile intercompany movement between opco and on balance sheet properties.

Bank Account Administration

• Own the bank account structure — open, close, and maintain accounts; maintain the master account inventory, signer matrix, and authority documentation.
• Administer online banking entitlements and enforce segregation-of-duties controls.
• Execute and verify wires and ACH transfers; manage positive pay, NSF handling, and account analysis fee review.
• Act as primary operational relationship contact for treasury banking partners; and manage account opening and closings

 Cash Forecasting

• Partner with the Director of Strategic Analyst to build and maintain the 13-week rolling forecast and the longer-horizon forecast.
• Ensure forecast completeness across every cash flow stream: OpCo operations, property-level cash, dispositions, equity investments and capital events, LOC activity, and refinancing proceeds.
• Own forecast-to-actual variance analysis and drive measurable improvement in forecast accuracy.
• Apply AI-assisted forecasting methods to extend forecast horizon and improve accuracy beyond what manual modeling supports.

Line of Credit Administration

• Administer LOC activity — draw and paydown requests, supporting schedules, interest accruals, and availability tracking.
• Reconcile LOC balances and activity to lender statements and the general ledger.

Treasury Operations

• Own day-to-day treasury transaction processing including replacement reserves, escrows, restricted cash, security deposit refunds, and related cash movement.
• Support month-end close for treasury accounts and intercompany cash.

AI, Automation & Transformation

• Reduce manual transactional hours in payment function
• Actively identify where AI or automation can absorb treasury work — document extraction and invoice coding, bank statement and transaction classification, reconciliation matching and exception routing, anomaly and fraud detection, cash flow pattern recognition, and narrative cash reporting.
• Lead implementation of lockbox, AI-enabled AP and document processing, and Yardi workflow to eliminate high-volume manual handling.
• Serve as treasury power user for Yardi Voyager; lead Voyager 8 and Virtuoso AI enablement for treasury workflows.
• Support BAI2 bank feed integration into the enterprise data environment feeding Power BI cash reporting.
• Use AI tooling in daily work — drafting analysis, building and debugging Power Query and SQL, documenting procedures, and interrogating cash data — and raise the fluency of the broader team by example.
• Document treasury procedures and remediate control gaps identified in the KSM internal controls review, including appropriate human review controls over AI-assisted processes.
